Challenge
Contractor developing mid-sized housing scheme was informed when ordering that supplier was fully sold out with no further available for another 6-9 months. This resulted in the developer having to absorb the costs of taking down brickwork on majority of units and having to resubmit brick alternatives to planners, that were more readily available.

Results
A delay of 2 months on the programme and additional costs of over £250,000.

Solution
With early engagement with the manufacturer the shortage of brick would have been able to be predicted (due to its method of production and low volume rates) and communicated at very early stages and prior to commitment. This would have led to securing the total order or choosing a more readily available product
